Our West Virginia University is more of a concern. The Big XII added Cincinnati as a northeast neighbor for dying West Virginia. WVU has large budget shortfalls, cuts, and I read WV enrollment of 26,000 is 5000 fewer than 2014 and it is trending to lose 5000 more in the next decade; yikes. People are leaving the state.

I think everywhere is expensive.
I did look up my home on Zillow. I bought in 2010 for $289k. It's now worth $450k allegedly. I think that is a 3.5% CAGR.
