New details revealed for TCU’s proposed West Berry Street development​

TCU is proposing to build three mixed-use buildings on West Berry Street near South University Drive that would provide potentially hundreds of apartments for upperclassmen along with multiple retail spaces.

The university filed records with the city on Monday that detail some of its first steps for transformative redevelopment along the West Berry corridor.

TCU’s proposed mixed-use buildings would be six and seven stories tall, spanning two existing city blocks between University Drive and Greene Avenue. Plans show the buildings would have parking garages with retail space on the first floor and multi-family housing on upper floors. The seven-story building would be 92 feet tall.

Maybe they should redo the Berry side of the Campus Store while they are at it. It is mostly a tall unattractive chunky straight brick wall too close to the street with a too narrow sidewalk and access to nothing - not pedestrian friendly or appealing - as if they cared little about the appeal of Berry Street as a Fort Worth pedestrian destination then when they built it. It looks like the backside of a building that should be butted up against an alley.

They put any pedestrian appeal on the north alley side closer to campus. The University Street side could have been treated better too, only having forced some outdoor seating onto the sidewalk that wasn’t properly designed for it.

That building maybe could have been better situated 10 feet to the north and 5 feet to the east from where it is.

No idea, but I wouldn't be surprised if they have some level of guest parking. You seem to almost want them to be dumb and not provide parking for retail space.

You could probably contact the developer with your suggestions. :)
I'm sure they'd be all ears...

The parking space issue is a mess. There isn't enough parking for the University Dr. strip businesses at present, and this development will cut by 3/4 the existing spaces, based on a spitball analysis. I don't see how they could put enough parking into the structures for the residents and enough guest parking to offset what was taken. Parking is already downright awful in the area as it is.

If the GrandMarc is any indication, retail parking is an afterthought. Yes, it's there, but it is not well indicated and the registration process to ensure your car doesn't get towed is a convoluted mess.

Serious question - what is behind the drive to grow the school so much? It seems to me we already are destroying a lot of what made TCU special by having to erect residence halls at every corner of campus, etc.

What about make the school better not just bigger?

If you mean more academically rigorous and selective, the number of legacy admissions might be reduced. Maybe by a lot.

While student body size can influence certain aspects of a university's ranking, it is generally not a primary determinant. Most rankings focus more on academic quality, faculty credentials, research output, student outcomes, and other performance metrics rather than just size.
