But factor in that first-year students are no longer allowed to have cars when living on campus (as of this year?). That should be a huge shift in need for "stalls."
Actually TCU failed at this. First they made this declaration, then gave exceptions to about 50% of them, then finally just gave up. So Freshman have their cars.

Whatching all of this residential growth, with the combination of developers, continuing to build new units, will result in a housing glut next fall. Our neighborhood, just north of campus took a proactive approach. In a neighborhood of 100 year old houses, we have approx 180 homes, with only 9 renting to TCU students. The students living off campus do not want old, they want new! New ovens, dishwashers, ac, etc. So the older homes are starting to go unrented. So, we used one of the realtors in our neighborhood, to contact the 9 landlords with this explanation, and an opportunity to sell their homes now before the glut occurs. I hope we get a good result from this. An ability to keep our neighborhood intact. These old neighborhoods are a selling point for TCU.
